For independent commercial property owners & asset managers

Your property is an investment.
Manage its information like one.

Bring property records, maintenance history, improvements, projects and authorized collaborators into one connected workspace—so important information stays useful throughout ownership.

Start with an account. Property activation and optional Snapshot purchases are separate.

Sound familiar?

Your building’s information shouldn’t live in six places.

The records exist. Finding the right version—and understanding what happened next—is another matter.

When a contractor asks a question, or a sale or refinancing review begins, you should not have to reconstruct years of decisions from your inbox.

  • 01 The inspection report is buried in an email.
  • 02 Equipment records sit in a shared drive.
  • 03 Contractor invoices are scattered across folders.
  • 04 The reason for an improvement is in a message thread.
  • 05 The next person sees the document, but misses the context.

From scattered records to property intelligence

Know what you own.
Keep track of what changes.

Connect the physical property, the work and the supporting information. Give each record a useful place in the bigger picture.

Know the property

Organize buildings, units, areas and systems alongside inspections, permits, drawings, warranties and other supporting records.

In practiceKeep a roof inspection with the relevant property context, so it can inform the next repair discussion.

Manage what changes

Use projects, tasks, risks and associated documents to organize an improvement, clarify responsibilities and retain the work’s context.

In practiceConnect an HVAC improvement project with its scope, supporting files and authorized participants.

Keep history useful

Retain maintenance and improvement records for ongoing operations, future due diligence and preparing information for an eventual sale.

In practiceFind the recorded work and supporting invoices when an adviser asks what changed during ownership.

One light-industrial building. Several decisions.

The record grows with the property.

Illustrative workflow

An independent investor is buying a small industrial building with several work bays. The roof needs investigation, and an HVAC improvement is being considered.

  1. Acquire

Collect the supplied plans and inspections. Record unanswered questions and what still needs independent verification.

  2. Improve

Organize the proposed HVAC work as a project. Add tasks and documents; invite a contractor with appropriate access.

  3. Operate

Keep service information, invoices and recorded work connected to the property as ownership continues.

  4. Sell

Prepare selected records for review. Distinguish documented improvements from work that remains planned.

Considering a change of use or development? An Entitle portfolio can organize that objective too. These are owner-managed workflows; documents do not automatically verify condition, approvals or completed work.

When you want a focused assessment

Turn selected information into a Snapshot.

A separately purchased Snapshot assesses selected evidence and project context around an Acquire, Entitle, Improve, Operate or Sell objective.

  • What is still unresolvedKeep evidence gaps and questions visible alongside recommended next steps.
  • What you choose to shareReview a report version and its scope before publishing it.

Private records. Deliberate sharing.

Bring people into the work.
Keep control of the information.

Your property’s information does not have to become public to be useful.

  • Start with an access-controlled record

Private property documents are not automatically published. Review the destination and its authorized users when attaching files.

  • Collaborate with selected people

Give invited participants appropriate property or project access. A public profile does not unlock private records.

  • Publish only when it serves your purpose

Public properties, projects and reviewed Snapshot publications are separate choices. Community participation is optional.

Built around ownership responsibility

A good fit if you…

  • Own or manage one complex commercial building or a small portfolio.
  • Coordinate contractors, maintenance and improvement projects.
  • Need property records to remain useful across years.
  • Want to stop reconstructing decisions from emails and folders.

Keep your specialist tools and advisers.

FolioProjects organizes property information and connected work. It is not a replacement for accounting, rent collection, tenant screening or professional inspections.

Use it to prepare and retain the context those services need—not as a guarantee of compliance, financing, valuation or investment returns.

Use an active property across portfolios for different goals. Property activation, additional storage and Snapshot purchases have distinct charges—review the current pricing page for details.

Before you get started

Can I start with one building?

Yes. Start with the property you are responsible for, then organize its buildings, units, areas, systems and related work as needed. You do not need a large portfolio to have complex records.

Do I need a Snapshot to organize projects and documents?

No. A Snapshot is a separately purchased assessment. Projects and portfolios organize work and objectives; property activation and available storage support the property document workflow. See the pricing page for current inclusions and limits.

Does uploading a document prove the work is complete or compliant?

No. A document is supporting information. Its accuracy, scope and relationship to the actual property still need review. FolioProjects helps retain the evidence and open questions; qualified professionals remain responsible for specialist assessments.
